Council approves variance for Fairway Oaks subdivision cul-de-sac design

Prairie Grove’s council approved a development-code waiver for the Fairway Oaks subdivision that relaxes the city’s 660-foot maximum for a dead-end street. Staff and the planning commission described a design that provides intermediate turn radii, a cul-de-sac in the center and another at the end, intended to accommodate fire, sanitation and other service vehicles while reducing the required street length.
Council discussion noted the project straddles jurisdictional boundaries (one portion in another jurisdiction) and that the city’s planning commission had approved the variance based on engineering and emergency-access considerations. Members said they did not expect parking or turnaround problems because of lot layouts and proposed driveway lengths.
With the planning commission’s recommendation and city staff assurances on fire and garbage access, council voted to approve the variance. Staff will carry follow-up work to ensure construction and final platting comply with the granted waiver and public-safety requirements.
