The Prairie Grove Planning Commission on Dec. 4 recommended several rezoning actions for city council consideration.
A request by applicants Hurt Little and Jerry Cole to rezone a parcel on Bitmires (partial 80520369‑750) from agricultural (A1) to R1.5 was presented to the commission. Jeff Bates described the proposal as intended to allow a single‑family subdivision similar to adjacent Hudson Heights. Staff noted roughly 24 acres in the overall parcel with about 17 acres that could be buildable once drainage and sewer‑line constraints are accounted for; commissioners discussed lot sizes, four one‑acre lots proposed along the sewer line, and floodplain/drainage limitations. The commission voted to recommend the rezoning to city council.
The commission also recommended converting another parcel (partial 805203340‑450 at 11094 Orfoot Road) from A1 to R1 to allow single‑family development; commissioners said the parcel fits the neighborhood pattern. The commission earlier voted to initiate a rezone on Cactus Jack/Everton Road (one parcel MUV2→R2 and two parcels A1→R2), a matter that will proceed toward public hearings at council.
All motions to recommend the rezones passed by voice vote; the items will be scheduled for council hearings later in December.
