The South Jordan Planning Commission on Jan. 13 approved an amended and extended preliminary subdivision plat for property at 306 West 11000 South.
Staff said the filing amends a previously approved PD overlay and that the proposed plat creates five lots, dedicates land along 11000 South and establishes easements required by the development agreement. Presenter (city representative) said the plat meets city requirements; applicant/architect Russ Naylor described the filing as largely a housekeeping step required to finalize signatures and to address notes requested by Jordan Improvement District.
Naylor said the development will include two small commercial pads — one roughly 3,000 square feet intended as a two-story building and a small hair salon planned for a pad — and that some neighbors raised concerns about a proposed drive-through design, which the developer said is permitted in the development agreement but that they would continue to work on design alternatives and mitigation with neighbors.
Jeff Burns, a nearby property owner, spoke in favor of the project. After brief discussion, the commission approved the plat by roll call (5-0).
Next steps: applicant will complete required plat notes and collect signatures from county and utility districts before recording.
