The South Jordan Planning Commission on Jan. 13 approved a site plan for a proposed 8,200-square-foot retail building at 10418 South Willow Valley Road.
Planner Miguel Aguilar described the plan as one commercial building designed with flexibility for future uses, 42 parking spaces (one per 200 square feet; one more than required), and dual access from Willow Valley Road and an easement across an adjacent parcel. Staff recommended approval after confirming the easement and parking scheme.
Applicant Garrett Goff (Garden Development) said the project would serve as a flagship location for a business with existing locations in Midvale, Bountiful and Layton and confirmed the access easement is in place. He described signage plans that include a monument sign at the entrance and lighted building signage facing South Jordan Parkway.
Commissioners questioned whether use of the adjacent drive (America First Credit Union) is supported by a legal access agreement and asked staff to confirm traffic and ADA parking calculations. A public commenter, Russ Naylor, said the design was "tastefully designed" and suitable for subdivision into multiple small retail tenants.
After staff and applicant responded to clarifying questions, the commission approved the site plan (PLSPR202500208) by roll call vote (5-0).
Next steps: staff will finalize conditions and confirm easement documentation and signage details in the permit file.
