The South Jordan Planning Commission on Jan. 13 approved a conditional use permit for the Velitas Event Center, proposed for Suite 101 at 10509 South River Heights Drive.
Planner Miguel Aguilar told the commission the building sits in an office condominium with 123 total parking stalls and that the event center would typically use about 29 stalls. He said staff does not anticipate circulation or parking impacts based on current occupancy expectations and that the nearest residence sits roughly 147 feet to the east — outside the city’s 50-foot residential protection buffer. Staff recommended approval based on those findings.
Neighbor Lisa Reed, who lives at 10508 Harvest Walk Lane adjacent to the site, told the commission she is concerned about cut-through traffic, vehicles turning in private drive access and increased nighttime activity on weekends. Reed asked whether the applicant would post directional signage and otherwise manage guest routing to avoid sending traffic through the adjoining residential area.
Applicant Isabel Moreno said she and her husband have 20 years of industry experience, will take reservations only, and will work with renters to reduce traffic and noise impacts. "We only want to follow the rules of the city," Moreno said.
Commissioners asked staff and the applicant about the proximity of an assisted-living facility, noise monitoring and the allocation of the building’s condominium parking among future tenants. After discussion about mitigation measures and enforcement through the city’s complaint process, the commission moved to approve the conditional use permit; the motion passed with five votes in favor (5-0).
The conditional use permit will stay with the property; any recurring code complaints could prompt enforcement action or future review of permit conditions.
Next steps: staff will finalize conditions and follow up on questions raised about noise monitoring and guest routing that were noted during discussion.
