Huble Heights planning staff and the applicant presented a combined basic and detailed development plan for a Chipotle Mexican Grill at Brandt Pike and Miami Valley Way during the council work session on June 2. The Planning Commission had recommended approval on May 12.
The proposed site is a 0.69‑acre parcel in the Planned Mixed‑Use (PM) district. Blaze Properties Huber Heights, LLC applied to build a 2,385‑square‑foot single‑story restaurant with a drive‑up/pick‑up window, approximately 31 parking spaces (including two ADA spaces and 10 shared spaces with the adjacent Cassano’s), and a small outdoor patio. Site plans submitted to staff showed on‑site landscaping, underground utilities and building materials that mix thin brick and EIFS veneer to meet Brandt Pike Revitalization Overlay guidelines.
Staff told the Planning Commission that the site plan meets overlay setbacks (10‑foot parking setback), open‑space requirements (20% minimum), and parking code calculations (code requires 25 spaces, applicant proposes 31). The city’s fire division reviewed the site layout and provided comments that must be addressed during building permit review; Planning recommended two conditions: install one bike rack per Brandt Pike overlay requirements and comply with all fire department requirements.
The Planning Commission voted 3–0 to recommend approval with the two staff conditions. Council agreed during the work session to place an ordinance to approve the combined plan (Case CBDP 26‑11) on the June 8 agenda for first reading, with language reflecting the Planning Commission recommendation and required conditions.
The developer’s schematic materials and staff’s decision record are part of the public filing and identify final plat and construction steps to follow, including site engineering, final permits, and coordination with Montgomery County building permits and the Huber Heights fire plan review.
