The Midway City Planning Commission on June 9 voted to recommend City Council approve annexation of a 2.23-acre parcel owned by the Grant B. Kohler Trust at 970 River Road, subject to conditions identified by staff. If annexed and approved for Midway RA‑1‑43 zoning — a one‑dwelling‑unit‑per‑acre designation — the property would be subdivided into two one‑acre lots while retaining the existing residence, staff said.
Planning staff recommended a 100‑foot setback from River Road for all new structures to preserve the open character of the city’s entry corridor. Other proposed conditions included dedication of required water rights, use of the existing driveway for access, payment of a park donation fee and compliance with utility provider requirements. Commissioners discussed whether future annexation park fees should be increased; staff recommended assessing annexation fees on a case‑by‑case basis.
Commissioner Steve Farrell moved to approve the annexation with the staff conditions and findings; Commissioner Travis Nokes seconded. The motion passed with votes from Commissioners Nokes, Facer, Farrell, Knight and Lineback and no dissent. The commission adjourned at 6:50 p.m.
