Council approves rezoning of multiple Ainsworth lots from R2 to C1 after Planning Commission recommendation

The Ainsworth City Council voted unanimously on Sept. 1 to amend zoning for the parcels listed in the public hearing from R2 to C1 following a recommendation from the Planning Commission.
A planning‑commission representative told the council the commission met, heard limited public feedback and recommended the change. The representative noted an adjoining property owner had no objection and that staff had received an email from Mark Kobar at NDOT saying the department had no concerns about the rezoning.
An applicant speaking for the property owners said much of the immediate area is commercial and that developing the subject lots commercially ‘‘made sense’’ given surrounding uses. Susie, appearing for CBI, supported the proposal and the owners’ intent to develop the parcels commercially.
The council left the hearing open to allow any late public comment and later closed it before taking the formal vote. The motion to change the zoning passed on a unanimous roll call.
Council comment and next steps: Council members said a broader review of corridor zoning could be considered separately, but they treated the current request on its merits because of the site’s context and the Planning Commission’s recommendation.
