The Grantsville City Planning Commission recommended approval on June 2 of the Arbon Acres preliminary plat, a proposed subdivision of half‑acre lots located near 500 South and Hale Street.
Planning and Zoning Administrator Shelby Moore said the development completed the Development Review Committee process and “complies with City code requirements,” and staff recommended approval. Moore explained that the final layout reflects required road dedication and a revised connection into South Street after the developer and staff determined an additional lot was not feasible.
Commissioners focused on access and neighborhood compatibility. Moore confirmed primary access will be from Cranberry Street and South Street; she said the applicant added a note to the plat prohibiting access from Hale Street because Hale functions as a collector roadway. Moore also told the commission that Cranberry Street already has sidewalk, curb, gutter and pavement on the north side and gutter improvements on the south, and that the developer will dedicate land and construct sidewalk frontage as part of the project.
Chair Sarah Moore said she viewed the half‑acre configuration favorably for preserving neighborhood compatibility. Commissioner Gary Merrill called the application straightforward and said staff had done a thorough job outlining the surrounding area.
Commissioner John Montgomery moved to recommend approval to the City Council; Gary Merrill seconded. The motion passed unanimously: Sarah Moore “Aye,” John Montgomery “Aye,” Gary Merrill “Aye.” The Planning Commission’s recommendation will be forwarded to the City Council for final action.
The staff report noted that a homeowners association is not anticipated because no common areas require private maintenance and that unauthorized access from the adjacent trail corridor would be addressed through code enforcement if it occurs. The commission did not receive public comment on the item during the meeting.
