Bradford board approves $112,750 revaluation bid contingent on Town Meeting, signs off routine warrants and permits

The Town of Bradford Board of Selectmen approved a $112,750 bid from Caldwell Municipal Assessing and Consulting (CMAC) to perform the townwide revaluation, contingent on the reval passing at Town Meeting. The vote followed discussion in which members said the single bid was a fair price and agreed to move forward only if the Town Meeting approves the revaluation.
Boardmember Edward Nevells moved to approve CMAC's proposal and Boardmember Randy Margraf seconded; minutes record the motion passed "all in favor." The proposal would be completed by the 2027 commitment date stated in the submission.
At the same meeting the board also approved routine payroll warrants #1, #2 and #3 and accounts payable warrants #95 and #4. Boardmember Margraf moved and Boardmember Nevells seconded each motion; minutes state each vote was "all in favor." The board approved two pole permits on Reeves Road by motion of Boardmember Margraf with a second from Boardmember Nevells; the permits were to be signed by the Town Manager.
The board postponed discussion of the town budget until more members could attend and scheduled a special meeting for Monday, Jan. 26, 2026, to continue budget work. The revaluation proposal will not be executed unless Town Meeting ratifies it.
Votes at the meeting were recorded as unanimous among members present: Chairman Levi Surette, Boardmember Edward Nevells and Boardmember Randy Margraf. Absent members were Carlene Oakes and Terrie Allen.
The next procedural step is Town Meeting consideration of the revaluation. If that vote fails, the CMAC contract will not move forward as approved on Jan. 22.
