The Owen County Plan Commission tabled the Land of Indiana/Quarter Ridge major-subdivision application after identifying multiple missing technical items the commission required before substantive review.
Travis Norman of Travis Norman Group Land Surveying described the proposal as a 253-acre parcel to be divided into 12 tracts, with several lots served by a proposed private road and a recorded maintenance agreement to be executed by future lot owners. He told the commission most lots would be 5 acres or larger, with the largest lot about 68 acres.
Commissioners and staff said the application as submitted did not include a detailed drainage report that specifies detention/detention capacity, a written and recordable private-road maintenance agreement, any covenants or HOA documentation (if applicable), required septic/perk test documentation for the proposed lot patterns, surveyor certification and a recorded deed. Commissioners emphasized that private-road maintenance agreements and drainage specifications must be submitted in writing and recorded as part of the subdivision file.
Because the packet lacked the requested materials, a commissioner moved to table the application until the applicant returned with the full set of documents; the motion carried by unanimous vote (7-0). Staff will notify the applicant of the specific list of items required for the application to be considered again.
