The South Whitehall Township Board of Commissioners on June 3 approved preliminary-final land-development plans for a project identified in the meeting as Core States Incorporated (JP Morgan Chase Bank) at 1603 North Cedar Crest Boulevard.
Kent Bair, the township director of development, said the package covers modest site improvements: a new internal crosswalk and walkway to connect the bank property to Cedar Crest Boulevard, corrected and improved drive‑thru queuing and stacking to boost safety, and a new screened dumpster enclosure. The applicant requested three waivers related to mapping information and contour data beyond 100–400 feet of the property boundary; township engineering staff recommended support after review.
Township engineer Tony told commissioners the project is small, will improve pedestrian connectivity and that only minor drafting comments remain. Applicant representatives — civil engineer Emanuel Obano and legal counsel Bob Careless — thanked staff for cooperative review and urged the board to move forward.
Commissioner Felinger Ricker moved preliminary-final approval and Commissioner John's seconded; the motion carried 5-0. The approval includes the agreed conditions and waivers contingent on the township engineering and planning recommendations.
The board wished the applicant well as the project proceeds to recording and construction; staff will monitor the listed conditions and engineering corrections before final signoff.
