The Logansport Board of Zoning Appeals approved a variance on Wednesday to allow a property owner to rebuild a deck and add a code-compliant accessibility ramp that increases lot coverage beyond the R3 maximum.
Planning staff said the petition proposes a deck roughly 12 by 11 feet (132 sq ft) to replace a larger prior deck (reported as 176 sq ft). On a 4,320 sq ft lot staff calculated proposed lot coverage at about 46.6 percent and explained the property would need a variance to exceed the 40 percent maximum for the R3 district. During the hearing staff and the petitioner calculated ramp and deck dimensions; petitioner Samuel Miller told the board the ramp length is "approximately 19 ft, including the landing." The ramp will be L-shaped and built inside the existing fenced yard.
Board members discussed whether the ramp area should be included in coverage calculations and confirmed the board’s authority is limited to where the ramp is placed and the amount of coverage they allow. After clarifying the footprint and ramp dimensions, the board voted to approve a 10 percent lot-coverage variance for BZA case 26-05. The zoning administrator will send the petitioner written notice and the decision may be appealed to circuit court within 30 days.
