The Belgrade Planning Board on Jan. 22 voted to table a subdivision amendment from Evans Development (proposed four-lot revision to lot 9, creating lots 9B–9E) to its next meeting so the applicant can submit any waiver requests and the town can notify abutters and required officials.
Applicant Tyler Evans summarized the proposal, telling the board the plan proposes “a four lot subdivision…extending Dire Overlook Road to the north with adequate frontage for the four new lots,” and confirmed the road and underground utilities are in place though the road remains a private way.
Board staff and members reviewed ordinance procedures for revisions to previously approved subdivisions and identified required steps: a complete survey plan and soils information were on file, but the board must notify the road commissioner, fire chief and superintendent of schools and confirm whether any waivers are appropriate. The board suggested the applicant consider waivers for items such as a phosphorus-control plan, a stormwater management plan, a hydrologic assessment or a traffic-impact analysis given the existing infrastructure.
Motion and outcome: The board moved and seconded to table the application to the next meeting to allow for required notifications and receipt of waiver requests; the motion passed unanimously (5–0). The applicant indicated he will prepare a final plan and formal waiver requests ahead of the next session.
