The Pendleton Board of Appeals on June 16 approved a variance allowing a 288‑square‑foot garden shed at 203 South Broadway that will marginally increase an already nonconforming property's impervious surface.
Staff said the parcel is currently about 64% impervious — above the RC district maximum — in part because of an inground pool and surrounding concrete. The proposed shed would increase impervious surface from roughly 8,000 sq ft to 8,288 sq ft (an incremental change), and the accessory structure will have no utilities or living quarters. "The proposed increase in impervious surface associated with this garden shed is deemed very minimal and does not create any risk to public health, safety, and general welfare," staff said.
No public comments or written objections were received. The board adopted staff findings and approved the variance (B 06162026-03) by voice vote.
Next steps: the applicant may place the prefabricated shed (on piers rather than a full foundation because it is under 1,200 sq ft) with standard building‑permit review and inspections; required setbacks will be enforced at permit stage.
