Board grants 8‑month extension for Iron Flats PUD after developer closes on property

Carpentersville trustees voted June 16 to extend the deadline for the Iron Flats plan‑unit development by eight months, moving the expiration from 24 to 32 months to give the developer more time to complete construction.
Director Matt Drowski told the board that Horizon closed on the Iron Flats property last Friday but still needs additional time to finish building. "They do need a little bit more time to complete the construction of the building," Drowski said.
Trusty Garcia moved to approve the extension and Trusty Frost seconded. In a roll‑call vote the motion carried 6–1: Trusty Frost, Trusty Garcia, Trusty Gupta, Trusty Mascalo, Trusty Abbott and President Skilman voted yes; Trusty Malone voted no.
The extension pushes the PUD deadline to March 2028 and gives the developer additional time to mobilize and complete construction. Trustees were told Iron Flats is still scheduled to mobilize in July according to the developer's latest information.
Because the extension was an administrative time‑limit change rather than a substantive zoning amendment, no further statutory measures were noted in the transcript; the board recorded the motion and vote and moved on to other business.
