The Planning Board on Aug. 21 instructed its attorney to prepare a referral to the Zoning Board of Appeals for a proposed lot‑line change affecting parcels at 149 Mill Street and 28 Pheasant Hollow Road.
Lara Pruschki, representing Engineering & Surveying Properties, said the owners—who currently hold both parcels—propose to realign the rear lot line, adjust a rear driveway to serve the smaller rear parcel and create a 2.169‑acre rear lot and an 8.445‑acre front lot intended for sale.
Jim Campbell, code compliance, reminded the Board that prior variances related to front‑yard setbacks and accessory structures would need to be recited and that dimensions (for accessory apartment setbacks and garage height) must be provided to determine required variances. Pat Hines requested submission of any private‑road access and maintenance agreements and asked that the septic location be shown with a 10‑foot setback from the property line to meet Public Health Law requirements.
The Board moved that Planning Board Attorney Dominic Cordisco prepare and send the referral letter to the Zoning Board of Appeals; the motion passed by roll call. The Board noted the matter remains a Type 2 action for SEQRA, but ZBA review and related documentation are required before final Planning Board action.
