During debate council members discussed local market dynamics and a rough internal estimate that land inside the city can command 17–22% more than comparable agricultural acres. One council member noted a recent independent land-value survey that showed agricultural land averaging about $8,660 per acre, and argued that a city price should reflect higher development value.
Council members also agreed that preserving transparency was important after prior controversy over selling city land for near the city’s acquisition cost. The motion to set the $250,000 minimum and an Oct. 1 deadline passed by voice vote.
What’s next: City staff will continue to show the property and accept bids through Oct. 1; council members said they would then review offers and proceed according to the established minimum.
