The Mono County Board of Supervisors on May 19 approved a short‑term rental activity permit for an Edgewater condominium in June Lake under the county’s updated short‑term rental rules.
Planning staff explained the unit passed a third‑party health and safety inspection after the applicant installed a required landline and staff clarified that the loft does not qualify as a sleeping area under the California Building Code, so the permitted occupancy was set at six guests. Staff noted that the Edgewater development’s CC&Rs were amended in 2013 to allow transient rentals and that 12 of 20 Edgewater units are already permitted as visitor rentals.
Several members of the public, including the unit owner and local realtors, spoke in favor of approving the permit, saying the applicant followed the new process and that the unit supports local economic activity. Planning staff reminded the board the housing mitigation fee did not apply because the unit had been continuously permitted prior to the county’s 2020 Housing Mitigation Ordinance reinstatement.
Supervisors discussed the broader housing implications of visitor rentals in June Lake, with some members urging additional community‑oriented programs for second‑home owners and others emphasizing the unit’s long history as a short‑term rental. After deliberation the board approved the permit, subject to standard conditions (annual renewal, business license and TOT certificate, advertisement of permit number, occupancy and parking limits and the prohibition on using the loft as sleeping space).
The permit authorizes the property owner to operate the unit as a transient rental with an identified 24‑hour local contact (June Lake Accommodations) responsible for guest behavior and compliance with county noise and safety rules. The permit is subject to annual renewal and county enforcement if conditions are violated.
