Planning Board grants six‑month extension for Gardner Ridge subdivision

The Town of Newburgh Planning Board voted unanimously Thursday to grant a six‑month extension for Gardner Ridge, a long‑running subdivision on Gardnertown Road.

Darren Doce, the applicant’s representative, told the board the project received conditional final approval in 2004 and had a previous extension to Aug. 7, 2025. Doce said consultants are finalizing three legal documents requested by Town counsel, revising plans after comments from Mark Taylor, preparing cost estimates and awaiting the Town Board’s approval of bond amounts.

Pat Hines of MH&E Engineering confirmed the prior extension expiration date and noted that a six‑month extension would move the approval deadline to Feb. 7, 2026. Chairman John P. Ewasutyn asked for questions; none of the Planning Board members raised concerns.

Board member Lisa Carver moved to grant the extension and Stephanie DeLuca seconded. The roll‑call vote recorded ayes from David Dominick, Stephanie DeLuca, John P. Ewasutyn, Clifford Browne, Lisa Carver and John Ward. The extension was approved.

The extension preserves the applicant’s conditional approval while the final administrative items — legal documents, cost estimates and Town Board bond authorizations — are completed. The applicant indicated he would continue work with consultants and return when those items are ready.
