Arlington commissioners recommend three zoning and design amendments to city council

"The 2026 AMC chapter 20.44 zoning code amendment involves revisions to the unit lot subdivision standards to clarify language and ensure consistency with middle housing requirements," a staff member said during the public hearing; staff also described additions for retrofitting existing buildings, passive housing, and updated conditional-use provisions for mobile sales.

The commission next considered AMC 20.48, which staff described as updates to residential density and dimensional standards including accessory building setback requirements, height limitations, maximum lot coverage, and the density/dimensional tables. Staff said the changes bring the chapter into alignment with recent development regulation amendments and remove unnecessary requirements. After brief comments and no public input, the commission voted to recommend City Council approval of AMC 20.48 by voice vote of those present.
Finally, commissioners considered an amendment to the Arlington Development Design Standards focused on reformatting and removing unnecessary text while replacing it with clearer requirements. With no public comment, the commission voted to recommend the design-standards amendment to City Council.
Actions and next steps: For each of the three items the commission voted to recommend approval to City Council; staff indicated the items will proceed to the council for final action. The meeting adjourned at 6:08 p.m.
