Planning commission approves comp-plan change for small Jefferson Street parcel; rezoning to follow

The Brooksville Planning and Zoning Commission approved a recommendation to the City Council on July 10 for Ordinance 9 78, a comprehensive-plan future land use amendment for a roughly 0.68-acre parcel near West Jefferson and Darby Lane.
Applicant Alan Garment of Pro Civil described the site as a small parcel adjacent to Builder Supply (formerly ProBuild) and said the petitioner seeks an industrial future land use to reflect existing conditions and the property’s outdoor storage use. Jonathan McDonald, the property owner, told commissioners the site had been run down when they purchased it, that they removed dilapidated structures and that the business has been operating for years and hires locally.
Garment and McDonald said sewer service to the site is not currently connected and that connecting to city sewer would require substantial work; they proposed using a small septic system if necessary while hooking to city water. Staff explained that the comprehensive-plan change is separate from a rezoning and that, if the amendment is approved by council, a rezoning application would be brought back to the commission at a later date.
Staff recommended approval of the comprehensive-plan amendment, noting the property’s small size (about 0.68 acres) and its proximity to industrial-designated parcels; the plan change would allow up to 23,696 square feet of nonresidential floor area. Commissioners moved to recommend the change to council; the motion passed on a voice vote and the matter was scheduled for City Council consideration on Aug. 5 for first reading.
Rezoning of the parcel will be considered at a later meeting and any site improvements (driveway permit from DOT, potential septic or sewer hookup) will be evaluated at that time.
