Planning staff presented proposed updates to the Murphysboro Design Guidelines and Standards and asked the commission to schedule a public hearing.
Staff said the revisions followed repeated stakeholder sessions with builders, civil engineers and architects and aim to increase clarity and predictability. Key changes highlighted include clearer formal open-space requirements and a table illustrating applicability by land use, an "alternative landscape enhancement" policy for situations where formals open-space standards are impractical, and more specific facade and material standards for townhomes, multifamily and industrial buildings (including facade variation triggers for facades longer than 200 feet and roof standards for gas-station canopies).
Michael Berilla, identified in the packet as from Pate Dawson, walked commissioners through examples and said the redlined draft in the agenda packet shows the new language. Staff asked that the commission set a public hearing; the commission voted to schedule the hearing for July 1, 2026.
Staff will circulate the redlined draft and respond to commissioners’ questions prior to the hearing.
