The Murphysboro Planning Commission set public hearings for August 5, 2026, on an annexation petition by Hollings Head Land Development LLC and a companion Planned Residential Development (Campbell Crossing PRD).
Staff described the annexation as roughly 89.1 acres west of Old Lebanon Pike made up of three parcels: a primary tract (about 73.6–73.8 acres), a 14.44-acre Cherry Lane parcel with an existing dwelling, and a small 0.72-acre portion associated with Cherry Lane Park. Staff said the applicant proposes to dedicate about 22.5 acres of wetlands and roughly 3.2 acres around Black Cat Cave for preservation, and will consult geotechnical and ecological specialists to protect the cave and wetland areas during construction.
The companion PRD application covers roughly 74.6 acres and, at buildout, would include 98 detached single-family lots and 148 attached townhome units (246 units total). Staff described primary access from Lebanon Pike, proposed internal streets and sidewalks to city standards, a realigned Lebanon Pike segment and turn-lane work. Staff recommended the planning commission schedule public hearings; the commission voted to set hearings for both the annexation and the companion PRD for August 5.
Commission discussion emphasized open-space dedications, environmental monitoring for Black Cat Cave and roadway/egress questions that will be addressed during the zoning and transportation reviews. Staff asked applicants to provide specialist reports and preservation plans as part of the public hearing record.
