The Fountain Green Planning and Zoning Commission on June 11 recommended approval to the city council for an accessory shed and approved three other building-permit items while raising questions about setback measurements and permitting procedures.
The commission recommended the 30-by-24 equipment shed for Ellen Crosby be approved by the city council because the site is in a business-commercial zone and council action is required. The commission recorded that the shed will be 14–15 feet to the ridge, will not contain plumbing or electrical, and that the applicant should bring photos or a simple drawing to the county when seeking a building permit. "I move that we recommend approval of the shed," said Tyler (S2) during the discussion.
Members also approved a front-porch extension at a West 500 North address. Commissioners debated whether porch footings or decks count toward the 25-foot front-yard setback and whether older, grandfathered homes can be extended. Some members said they were uncomfortable adding an additional eight feet closer to the property line; others argued the structure qualifies as a deck with separate footings. Despite the division, the motion to approve the porch passed. One commissioner asked staff to place an ordinance clarification about how setbacks are measured on next month’s agenda.
A separate motion approved the interior basement finish at 604 North (listed as a remodel), with commissioners noting that county inspections and permits will still be required for utilities. The commission also approved a replacement/enlargement of an older shop on West 300 North (the Bay Hall item) on the condition that the applicant not further increase any existing encroachment into setback areas; commissioners requested that the city re-measure once footings are poured.
Why it matters: Each approved item requires follow-up steps: the shed must go to city council for final approval; the porch and shop approvals depend on county permits and field verification of setbacks. Commissioners flagged inconsistent measurement records and asked staff to verify survey data and to consult Kurt (the field measurer) when needed.
