Planning board approves site-plan resolution for 332 Wagner Avenue

The Village of Mecernick Planning Board on May 28 approved a site-plan resolution for 332 Wagner Avenue after the applicant and consultants addressed stormwater and landscaping comments.

Architect Chuck Tuthill of Tuthill Architecture told the board the design team had responded to consultant feedback and that "there's no trees being removed," clarifying an earlier note about an 8-inch tree. Consulting engineer John Kellard confirmed that all stormwater items were addressed and identified a clerical typo on the plans that reported a 108-square-foot increase in impervious surface when the project showed a decrease.

The board reviewed a red-lined version of the resolution to add plan version dates and correct language that had mistakenly referenced a special permit form. Counsel and the chair said the edits clarified which plan version the board was approving. After brief discussion of several conditions and striking a phrase that implied village staff input where none occurred, Richard moved to approve the resolution as amended; Helen seconded and the motion carried unanimously.

Following the vote, the applicant was advised to seek Board of Architectural Review approval; once BAR signs off, the final resolution and packet will be forwarded to the building department for code compliance and permit issuance.

The board did not discuss additional substantive changes to the project at the meeting; staff advised the applicants to resubmit a corrected plan sheet to the building department to fix the impervious-surface typo.
