Commission OKs 8‑foot privacy fence on west side lot after elevation concerns
Summary
The plan commission granted a conditional use permit allowing a property owner at 1210 West State Street to raise a rear-yard fence to 8 feet (existing 6 ft plus 2 ft artificial hedge) to address a roughly 2‑ft grade differential with an adjacent lot; approval carries conditions limiting scope and materials and requires ongoing maintenance.

The Marshfield Plan Commission approved a conditional use permit June 16 allowing a homeowner at 1210 West State Street to extend a rear-yard fence to 8 feet by adding 2 feet of artificial hedge atop an existing 6-foot fence to address a grade differential with the neighboring property.
Zoning administrator Bob Larson told the commission the property is in an SR3 single-family residential zone where the code generally caps fence height at 6 feet in rear yards unless a conditional use permit is approved. Larson said the applicant installed the fence in 2025 and later discovered a roughly 2-foot elevation difference between the two backyards; the added hedge would provide the privacy the owner sought without changing the residential use.
Larson said staff does not expect the limited rear-yard extension to cause a substantial visual impact if maintained and recommended approval with conditions that limit the extension to the portion shown on the site plan, require regular maintenance to keep the artificial hedges attractive and structurally sound, and require additional commission review if materials or dimensions change from what was submitted. Board members confirmed the next-door neighbor had not submitted written opposition or attended the hearing.
The commission approved the motion by voice vote.
