The Maumelle Planning Commission voted Jan. 22 to defer a decision on SUV‑25‑9 (CCA Phase 15) — a revised subdivision and development plan — to the commission’s next regular meeting on Feb. 26, 2026, after staff requested more time to review late revisions and members of the public raised concerns about tree buffers and site screening.
Scott, a planning staff member, told the commission that revisions to the preliminary plat had been submitted but were not yet in the packet and that loss of staff reviewer capacity after a staff departure had delayed review. He said he had discussed deferral with the applicant’s representative and recommended allowing more time so staff could complete a thorough review.
Multiple residents urged retaining substantial tree buffers and screening as lots are developed. Steve Mosley recommended keeping buffers in place until individual lots are built so rear facades and parking are not exposed to the boulevard; staff said the applicant provided a tree survey and that the revisions comply with the code changes currently before City Council.
“[T]he buildings will face the boulevard with the parking in the rear,” a staff member said in response to comments on building orientation and buffers.
At the applicant’s request the commission moved and approved a deferral of SUV‑25‑9 (CCA Phase 15) to the Feb. 26 regular meeting. Staff said the applicant is close to resolving issues but more time will allow final checklist items, engineering review, and coordination with recent code amendments (including vegetation standards).
The hearing was closed without a decision on the merits of the subdivision; the deferral preserves the record and allows staff to bring revised materials back to the commission for final action next month.
