Planning commission forwards Trenton Square replat to council after staff recommendation

The Trenton Planning Commission on March 16 voted unanimously to forward a final replat for a portion of Trenton Square to city council after staff said the plat reflects final engineering and site coordination.

Mr. Bridge, presenting the application submitted by Titan Property Holdings, said the replat reflects adjustments required by final engineering during construction, including the installation of an additional water main requested by the city's engineering review to improve redundancy and reliability of the public water system, and an expanded utility easement requested by Duke Energy. "Based on the staff's review, the plan accurately reflects the final engineering condition and staff recommends that the planning commission forward a recommendation of approval to city council subject to incorporation of the additional public utility easement and resolution of any engineering comments prior to [council action]," he said.

Commissioners asked only clarifying questions about whether the changes affected residential lots; staff replied the changes affect the commercial portion of the subdivision and "it's just those three lots." A motion to forward the staff recommendation to city council was made and seconded; the commission's roll-call vote was recorded as 4–0 in favor and the recommendation will be forwarded to council.

The commission's recommendation is advisory; final approval of the replat is a city council decision and the commission stipulated that outstanding engineering comments and the additional public utility easement be incorporated before council action.
