Commission approves several subdivision plats, sends zoning recommendation for school building to council

The Washington City land use authority on June 17 approved multiple subdivision actions and amendments and recorded motions that will either be final (where applicable) or forwarded to City Council as recommendations. The meeting included final approval of Crimson Sky Estates, preliminary approval of Carmel at Ala and Sentente Village One (La Perea Villa), and partial final-plat amendments to Bridger Lane and Farmland Estates.
Crimson Sky Estates: Planning staff presented a final plat to create eight single-family lots on a 9.27-acre parcel near 20 East and 3090 South, with lot sizes ranging from about 0.98 to 1.06 acres. Commissioners confirmed no detention pond was required on the submittal map and that Crimson Sky Circle will be a gated, private street maintained by the homeowners association. The land use authority approved the final plat based on staff findings.
Carmel at Ala (preliminary): Staff recommended approval of a preliminary plat for Carmel at Ala proposing 51 single-family lots on roughly 10.4 acres (medium density, about 4.9 dwelling units per acre). Applicant representatives said lots are deep, expected to be multi-story with garage parking, and internal streets will be private; the commission approved the preliminary plat subject to staff conditions.
Sentente Village One (La Perea Villa): The authority reviewed a four-phase preliminary plat for a villa-style development of 35 villa (pad) lots and two non-pad lots (37 total) on about 10.69 acres. Commissioners discussed phasing, alley widths and fire access; staff and applicants confirmed a 26-foot alley meets fire-code requirements and an existing dirt access road will maintain water-tank service. The commission approved the preliminary plat.
Bridger Lane and Farmland Estates partial amendments: The meeting included companion partial final-plat amendments to Bridger Lane (adjusting the easterly line of lot 11 and creating a public-utility and drainage easement) and to Farmland Estates (adjusting the westerly line of lot 6). Neighbor Brett Baron spoke during the Bridger Lane item, describing confusion and expense related to a prior recording and asking whether his planned shop and driveway were affected; staff explained that sewer and permitting questions fall to the sewer/permitting departments and that the plat amendments are meant to clean up lot-line records. Both partial amendments were approved on the record.
All motions for the land-use items were made and seconded by commissioners present; recorded votes were in favor for each item by Commissioner Davis, Commissioner Tupo and Commissioner Bulock. Where the commission issued recommendations, those items will appear on a forthcoming City Council agenda for final action.
