Planning staff updates commission on pipeline projects and zoning code rewrite

Staff reported that Cverse is aiming for a mid-June grand opening (around the 15th) and that several industrial projects recently approved by the commission are moving to pre-construction and expect groundbreakings in June and July. The Lockpoint Village multifamily project off Hill Road and a strip retail building in front of Meyer were reported as advancing; Five Below construction was reported on schedule.
Staff said Kroger’s new store and associated roadwork remain on schedule for an anticipated November opening. The fire department has temporarily paused technical review on an unnamed project while it evaluates funding sources. Walmart’s interior remodel and addition have permits in place and site staging was imminent; a Dunkin' inside the store was mentioned as part of that buildout.
On the zoning code rewrite, staff said they provided consultants with a second round of edits for modules two and three and were refining module one, which covers new zoning districts and development standards. Staff expressed a preference to bring draft updates to the planning and zoning commission in August, with the goal — optimistic, staff noted — of adoption before the end of the year so a new code could take effect in January of the following year.
Commissioners asked clarifying questions about timing for reviews and the potential impacts of staging and construction on adjacent neighborhoods; staff said they would follow up in pre-construction meetings and continue to provide schedule updates to the commission.
