The Russellville Planning Commission voted to approve a minor plat that will subdivide 118–122 Damascus Road into two single-family lots and dedicate approximately 30 feet of right-of-way along Damascus Road.
Staff planner Victoria told commissioners the site, in the Marina Heights district and zoned R1, is currently vacant and that the proposed two lots meet R1 area requirements. Victoria said the dedication is needed because the survey shows the current owner holds a portion of Damascus Road; the roughly 30-foot dedication from the centerline will ensure sufficient right-of-way for the street and for any future sidewalk or trail improvements. “So, with all that, staff does recommend approving the application for the incidental subdivision plat,” Victoria said.
The commission moved and seconded approval. The motion carried on a voice vote with no opposition recorded.
The applicant must submit a final survey with accurate dedication information in compliance with the land subdivision and development code before the final plat is recorded, Victoria said. The commission’s approval concludes the entitlement review at the planning-commission level; any subsequent construction will be subject to applicable permitting and code requirements.
The commission moved on to the next agenda item.
