Habitat reports steady progress at Prosperity Way; Trust approves $25,000 down-payment grants for two buyers

The Great Barrington Affordable Housing Trust on April 21 received a progress report from Central Berkshire Habitat for Humanity on the Prosperity Way homeownership project and approved two $25,000 down-payment assistance awards for prospective buyers at the development.
Habitat reported that six houses in Phase 1 are under construction. The written project schedule lists two units slated to be completed and sold by June 23, 2026, with the remaining four Phase 1 units projected by August 3, 2026. Habitat said Phase 2 pre-construction activities will begin in May 2026, with four modular homes expected for delivery in mid‑June and additional site-built units to follow.
The Trust voted unanimously to award $25,000 in down-payment assistance to each of two Prosperity Way applicants, Christine Smith (17 Prosperity Way) and Juan Cabrera Santamaria (13 Prosperity Way). The motion to approve both awards was made by Fred Clark and seconded by Bill Cooke; the record shows the motion carried without opposition.
Habitat’s report included buyer profiles and pricing: the first identified buyer is a Housatonic resident earning about 52% of Area Median Income (AMI), and a second contracted buyer earns about 67% of AMI. The report lists Phase 1 sales prices ranging from $280,000 to $350,000 and states that buyers are expected to fall between 52% and 100% of AMI. Habitat said buyers will use layered financing, including down-payment assistance and subsidized mortgage products, and that all homes will be subject to long-term affordability restrictions.
Habitat also described marketing and outreach activities — open houses, social media, partner distributions, and local radio interviews — and reported 72 prescreened applicants in Q1 2026 with a range of household sizes and incomes. The Trust requested that future Habitat reports include more detail about applicants’ towns of residence.
Next steps: Trust members asked staff to update timelines and to bring a revised Risingdale Ballfield report back for discussion at a future meeting. The Trust adjourned at 8:08 p.m.
