The Township of Mahwah Board of Adjustment voted June 3 to grant a 'C' variance to Sean and Dawn Huffman for an addition to their home at 49 Armour Road, a corner lot where the proposed work would not meet the minimum front‑yard setback.
Homeowner Sean Huffman described the addition as intended to expand living space for long‑term use and said there is no plan to rent the new space. He told the board that the lot’s corner status and topography constrain where an addition can be sited. Chairman Mr. Cannava and Board members noted there are several irregularly shaped lots in the neighborhood.
Township Engineer Mr. Michael J. Kelly reminded the applicant that, if approved, the project will require a Soil Movement Permit and the necessary Building Permits. On a motion by Mr. Kearney, seconded by Mr. Calijone, the board approved the variance in the work session; a roll call showed eight aye votes (Mr. Calijone, Mr. Kasparian, Mr. Kearney, Mr. Lockwood, Mr. Molfetta, Mr. Sitar, Mr. Taylor and Mr. Cannava).
The approval allows the Huffmans to proceed to municipal permitting consistent with the relief granted.
