Elmwood trustees adopt Knight Estates plat, rezone a 4th Street lot and form water project advisory committee

At its Jan. 7 meeting the Elmwood Village Board approved Ordinance #2026-1 (final plat for Knight Estates) and Ordinance #2026-2 (rezoning 121 S. 4th St. to R-1), adopted Resolution #162026-1 to form a 2026 water-project advisory committee, removed condemnation status from four properties, approved a $6,980 WWTP sensor bid and set a spring cleanup day for March 28.
The Village Board of Trustees of Elmwood approved several land-use and infrastructure actions at its regular meeting on Wednesday, Jan. 7, 2026, at Elmwood City Hall.
Trustees voted unanimously to adopt Ordinance #2026-1, approving the final plat for Knight Estates after waiving the three-reading rule. Patric Euse read the ordinance; the motion to adopt passed on a 5-0 roll-call vote. The board later moved and approved Ordinance #2026-2, which rezones a portion of the property at 121 S. 4th Street from C-2 (highway commercial) to R-1 (single-family residential) after moving the item to the end of the agenda to correct the legal description; that vote was also 5-0.
The board established a project advisory committee to facilitate the village's 2026 water infrastructure improvement project, approving Resolution #162026-1. The committee will include Trustees Tony Greise and Patric Euse and community members Kevin Huxhold and Alicia Greise, with Trustee Heather Scott named as an alternate. The resolution was approved by a 5-0 vote.
Trustees also removed condemnation status from four properties in Elmwood (321 E. D Street; 117 N. 6th Street; 204 E. D Street; and 208 E. D Street). Each removal was moved and seconded and passed unanimously.
On operations and maintenance matters the board approved a $6,980 bid from the homeowners association to replace ultrasonic units with radar sensors at the village wastewater treatment plant; the motion passed 5-0. The board set a spring yard-waste cleanup day for Saturday, March 28, 2026, with a backup date of April 11, and approved up to $1,000 for dumpster rentals after noting that two dumpsters were filled quickly during the prior fall cleanup.
Clerk Alicia Greise informed the board she will be on vacation the last week of January; meter readings will proceed and bills will be mailed after the clerk returns on Feb. 2, with the late payment date adjusted to Feb. 22 for that billing cycle. The board approved Kevin Huxhold's attendance at a continuing education class Jan. 21 in Wahoo and authorized the use of the village truck for travel.
Chairperson Renee Holland opened the meeting and noted that a current copy of the Nebraska Open Meetings Act was posted. The meeting minutes record committee and department updates, including library and planning/zoning schedules, street and water maintenance notes (a part from Midwest Valve is outstanding), sewer sensor calibration and a completed backflow test.
The board adjourned at 7:52 p.m. without further action on the complaint about trash and debris that was presented during the meeting; Chair Holland said she would contact the renter to discuss disposal options and alert them about the scheduled cleanup day.
