Planning board clears two‑building industrial project on Commerce Boulevard

The Palm Coast Planning and Land Development Regulation Board unanimously approved technical site plan application 6590 on June 17 for two industrial buildings on Commerce Boulevard.
Community Development staff presented the proposal as two identical buildings of 40,980 square feet each on a 7.45‑acre IND‑1 parcel, with parking, loading docks and landscaping that meet the Land Development Code. "The application met all five of the developmental review criteria for a technical site plan as found under section 2.0505 of our code," Michael Hansen told the board.
Owner and developer Gary Roberts told the board his team plans to build both buildings together, noted there is interest in leasing the entirety of building one to an expanding local operation, and described site features including exfiltration stormwater treatment, 121 parking spaces and two loading docks per building. Roberts said the buildings would include storefront entries and interior tenant spaces with minimum leasable modules around 5,000 square feet.
A board member asked about air conditioning equipment location; the applicant said split systems are located at the rear of each building so units are tenant‑controlled. No members of the public spoke. The board approved application 6590 by unanimous roll call (Hilton, Ferguson, Decker, Nicholson and Chair Shank). The decision approves the Tier 2 technical site plan and allows the developer to pursue site development permitting and building permits consistent with the approved plans.
