Planning commission recommends commercial rezoning for 1218 East Kenwood

The Siloam Springs Planning Commission on March 10 recommended that the City Board approve a rezoning for 1218 East Kenwood from R2 (residential medium) to C2 (roadway commercial). Planner Kyle Belt told commissioners the property, about 0.69 acres, is currently vacant and is identified on the future land use map as regional commercial, and that the applicant intends to rehabilitate the existing house for office use for a roofing company.

Kyle Belt, the city planner, said staff found the parcel meets the minimum lot requirements for C2 zoning and that the site is in an emerging commercial corridor with surrounding uses such as a storage facility and a gas station. "We have not received any comments from the public on this," he said.

Commissioners asked clarifying questions about whether the intended use would include outdoor storage or pallets; staff replied that the application is for office use only. The chair called for a motion to forward the rezoning with a recommendation of approval; the motion carried on a recorded roll call with the following votes: McKenna — yes; Sutton — yes; Olsen — yes; K. Williams — yes; Renard — yes; Sally — yes; T. Williams — yes.

The commission noted the item will go before the board of directors on April 7, 2026. No amendments to the request were made during the planning commission’s review; staff will pass along any additional site‑level requirements when the applicant brings forward development plans.
