An Oak Run resident brought a localized drainage and home‑damage concern to the River Ridge board during public comment on Oct. 22.
Lynda Sorensen described water intrusion beneath her home’s slab, citing buckled master‑bedroom flooring, moisture and mold. Inspections cited no plumbing or HVAC leaks and a floor warranty issue was identified; a leak‑detection specialist reported very high moisture levels in the concrete slab. A foundation specialist recommended installing perimeter drain tiles and extending downspouts 5 to 10 feet; meeting minutes note that some underground downspouts were submerged in standing ponded water.
Ms. Sorensen asked the CDD and the homeowners association to work together on a solution. Board members and staff discussed drainage mapping and observed that the area in question had not been included in the district’s stormwater system because it was originally part of an indigenous preserve that later became Club land. Chair Bob Schultz and staff emphasized that drain tiles are typically an HOA responsibility, though staff agreed to remain engaged and share information with neighbors and the HOA.
On a related agenda item, District Counsel Tony Pires presented a template Proposed Grant of Easement for drainage from the PSGRC to the River Ridge CDD. The board approved using the template and agreed each future easement item will include a specific sketch and legal description; the district engineer said he is working on two additional drainage easements (Seaside II and the golf course area) and will forward them to counsel when complete.
