River Ridge board authorizes redesign of gatehouses and master signage plan

The River Ridge Community Development District on Oct. 22 authorized Bowman Consulting to retain RG Architects as a subconsultant to redesign two gatehouses and approved a separate Bowman proposal to replace signage and monuments across Pelican Sound.
Eric Long, PSGRC general manager, told the board RG — which previously designed district club facilities — would provide design and permitting work for a gatehouse "facelift," not demolition, and that the main gate must be redesigned after being struck 12 times this year. Design and permitting were estimated to take 12 to 18 months; the board discussed booking the $62,500 design expenditure as a reimbursable deferred cost to be invoiced when financing is issued and construction begins (currently expected in 2026).
District Engineer Charlie Krebs said elevation certificates will likely need updating and that some construction plans may be available through prior Development Order filings. Counsel Tony Pires recommended authorizing Bowman to engage RG as a subconsultant under Bowman’s standard terms and allowing the chair to execute agreements after review by the district manager and counsel; the board approved that motion unanimously.
Separately, the board approved Bowman Consulting Group's landscape‑architecture proposal for a Pelican Sound master signage program to replace neighborhood monuments. Mr. Long said monuments vary (foam and stone) and that some signs will be relocated; neighborhood replacement costs are budgeted from Pelican Sound replacement reserves.
Board members designated Mr. Long to lead the neighborhood coordination and Mr. Blumenthal to serve as the board liaison for communications and monthly updates. The meeting record notes the district will purchase construction improvements and seek reimbursement as financing is issued.
What happens next: staff will finalize subconsultant agreements, confirm markups and subcontract terms, coordinate monument placement with neighborhoods and proceed with design and permitting over the next 12–18 months.
