Magistrate approves reduced lien of $1,308.73 for Kissimmee address in St. Cloud hearing

He said the assessments and administrative costs had accrued through March 17, 2026 to a total of $11,815.25 before the negotiated reduction to $1,308.73, conditioned on payment within 30 days.
"This actually there were a couple of violations on this one related to a landlord business tax overdue seen and the other related to abandoned vehicles," Arceri said. He told the magistrate the city manager and the respondent had exchanged communications and agreed to the reduced amount.
The presiding special magistrate said, "Okay. And I find this to be a reasonable reduction. I will order it as requested. If not paid within 30 days of the date of my order, it will revert back to the original amount." The order therefore approves the reduction but preserves the original lien should payment not be made.
The record does not show a formal roll-call vote; the reduction was presented by city staff and approved on the record by the magistrate. The clerk closed the docket and the hearing ended with the next meeting scheduled for July 15, 2026.
