Burke County commissioners approve rezoning at 2524 Branch Drive to expand affordable housing options

Planner Patrick Dickerson presented staff findings that the request is reasonable because the parcel is adjacent to existing manufactured housing and mixed residential patterns, and the rezoning aligns with the county’s stated goal to expand affordable housing options.
Dickerson noted the parcel had been platted before local zoning and is currently vacant. Under R2 the site would allow class A/double‑wide manufactured homes and duplexes in addition to stick‑built and modular homes permitted in R1. The county planning board had recommended approval 5‑0 at its April 23 meeting; no members of the public spoke at the hearing.
The board’s ordinance also adjusted the future land‑use designation for the parcel from residential low density to residential infill. The motion passed by hand vote with no dissents.
What happens next: The rezoning becomes effective as adopted and the property owner may pursue development allowed under the R2 district subject to standard permitting and subdivision rules.
