At a scheduled public hearing on June 15, planner Patrick Dickerson presented ZMA 2026‑02, a request from property owners to rezone 2524 Branch Drive (PIN 2723‑04‑0812) in Valdes from Residential‑1 (R1) to Residential‑2 (R2). Dickerson said the parcel was platted before current zoning and is adjacent to an existing manufactured home park, and staff found the request "reasonable and in the public interest" given nearby land‑use patterns and the county’s strategy to expand affordable housing opportunities.
The public hearing drew no speakers and the board’s motion to adopt Ordinance No. 2026‑07 (which also adjusted the future land‑use map from residential low density to residential infill for the parcel) passed unanimously. The ordinance allows a Class A/double‑wide manufactured home or a duplex on the 1.2‑acre lot; the applicants indicated the intent to keep the land in family ownership and to use manufactured housing as an affordable option.
Commissioners noted the rezoning is consistent with nearby mixed residential uses and cited the county’s land‑use plan priorities for expanding affordable housing. With unanimous board approval, planning staff will update zoning maps and notify relevant permitting and tax offices of the change.
