Mountainaire conditionally approves PIC requests, adopts mid-month meeting cadence and introduces new secretary

The Mountainaire Board of Directors reviewed and acted on several Property Improvement Committee (PIC) applications and discussed a governance change to handle PICs between regular meetings.

The board approved landscaping work at 18748 Colwood unanimously and approved landscaping at 2455 Sunnymede with Jeff abstaining because the property is his residence. A homeowner-provided diagram for a 10-by-20-foot patio at 2433 Sunnymede did not indicate whether setback rules were met; the board granted conditional approval pending owner confirmation of setback compliance and instructed VIS to communicate approval once setbacks are confirmed. The board likewise granted conditional approval for an A/C unit at 2439 Redford, specifying that units must be installed in the backyard or, if installed in a side yard, must be a slimline quiet model. The exterior paint request at 2442 Sunnymede (same primary color, different secondary color) was approved unanimously.

On governance, the board proposed a ministerial duties resolution to hold mid-month operational meetings (second Monday and fourth Friday) to address PICs or urgent business; such calls could be canceled if unnecessary, and 30-day notice would be provided. The Property Manager reminded the board that emergency meetings may be held with seven days’ notice in urgent circumstances, such as approving a PIC before an expiration or approving an urgently needed A/C for medical reasons.

Finally, the board introduced Caralee Bradshaw as the new Secretary and confirmed that Channing Melone will remain President. The board removed the New Homeowners/Rentals Tracking item from future unfinished-business sections.
