Board approves two small building signs for WF Elmridge 2 LLC with relinquishment condition

Karen Nicholas, representing WF Elmridge 2 LLC, asked the Board of Zoning Appeals on June 16 for permission to add two additional building-mounted panel signs for tenant identification, one reading “Irish Pub” and another reading “Restaurant.” She said the landlord supports the request and that the signs were sized to fit under existing light sconces so they would be illuminated and easier to read.

The board treated the request as an unlisted action under the State Environmental Quality Review Act and adopted a negative declaration, concluding the proposal would not have a significant adverse environmental impact. After discussion about sign size, placement and tenant authorization to accept conditions, Nicholas agreed the applicant would sign a relinquishment agreement so that, if the business sells or closes, any approved variance would be relinquished.

Board members found the signage modest in scale given the plaza placement and moved to approve the variances on the conditions that the applicant obtain all required town permits and complete the relinquishment agreement. The motion carried on a roll call vote with all members present voting yes.

The approval covers two building-mounted signs described in the application as approximately 2 ft by 7 in (about 14.33 sq ft) each on the east and south sides of the building. The board said the final text of resolutions and the complete findings will appear in the meeting minutes.

The board’s action permits the signs under the stated conditions; permits and the signed relinquishment must be on file before the signs may be fabricated and installed.
