Planning board grants conditional approval for Junction Development, waives public hearing

The Planning Board granted conditional site‑plan approval to Junction Development, LLC’s amended plan for 561 International Boulevard after the applicant provided a DEC freshwater‑wetland permit for buffer disturbances and submitted a revised SWPPP.
Jamie LoGiudice of Insite Engineering said the DEC freshwater‑wetland permit and a revised SWPPP addressing filtration basin testing were in hand. Traffic consultant Ken Wersted reported no significant traffic changes from his review. Town code compliance (Jim Campbell) and Pat Hines (MHE) discussed signage, floodplain permits and securities: Campbell noted the freestanding sign likely needs a variance unless relocated; Hines recommended final SWPPP sign‑off by his office and noted the floodplain development permit is administered by the Building Department.
The Board waived the public hearing for the amended site plan and then adopted a negative SEQRA declaration. It voted to grant conditional approval with conditions that include plan revisions per consultant comments, final SWPPP signoff, storm‑water and landscaping securities, floodplain permit through the Building Department, and deferral of ARB signage review to a later submission.
