The Town of Newburgh Planning Board voted Feb. 19 to set a public hearing for March 19 on the Rocket Subdivision, a proposed four‑lot subdivision at 397 Candlestick Road.
Jonathan N. Millen (ACES) told the Board he had addressed the Town’s remaining seven comments and that a driveway dedication document from the applicant’s attorney would be provided shortly. Pat Hines said final sign‑off from the highway superintendent and some legal documentation regarding roadway dedication and maintenance agreements remain outstanding. Hines recommended stormwater permitting and erosion‑and‑sediment controls because the project’s area calculations are very close to the one‑acre threshold, noting "you are .0014 away from the one acre based on your calculation." He asked the applicant to secure DEC permit coverage if required.
After confirming that outstanding technical items would be addressed, the Board moved to schedule a public hearing (motion by Dave Dominick; second by Stephanie DeLuca). The roll call vote was unanimous.
What happens next: The applicant will provide the driveway dedication document, confirm calculations and secure required signoffs and stormwater coverage before the public hearing.
