Staff confirmed that the Conservation Commission’s required vegetation changes could be handled administratively and that the applicants would pursue that approval. Planning board members voiced support for the revisions. "I appreciate the changes that were made and I'm in support of this project," said board member Michelle Vion.
Planning staff read findings documenting application dates, the ZBA special permit (ZBA 2026‑04), revised plan submittals and conservation mitigation. The board voted on proposed findings and then granted residential site plan approval subject to the ten standard conditions as written. Roll‑call votes were recorded on the public record. The approval follows the ZBA action and conditions noted by staff.
Next steps: applicants will pursue administrative Conservation Commission approval of the revised planting/mitigation plan and comply with the site plan conditions as they proceed toward permit applications.
