Town planning staff briefed the Economic Development Advisory Committee on a multi-part approach to update Dillon’s signage, including short-term wayfinding fixes in the town center and a proposal to create a new commercial sign zone for Highway 6.
Senior planner Ned West explained that the Dillon Marketplace and many multi-tenant buildings operate under master sign plans embedded in PUD approvals, which means signage updates will often require building-by-building master-plan or PUD amendments. "My concept was to create yet another sign zone C and have that be the commercial highway sign zone," West said, describing a zone with specific buffers from the highway, fresh dimensional standards and allowances for highway-facing signs.
Staff also described short-term, quick-turnwayfinding work for Lake Dillon Drive (panel replacements and vinyl overlays) and ongoing efforts to procure LED front-entry sign renderings. They cautioned that signs sited within roughly 600 feet of the highway are subject to Colorado Department of Transportation controls, which affects the feasibility and permitting timeline for digital conversions.
Committee members asked how code changes would be implemented for building owners and noted the expense of retrofits. Several members urged that any sign-code update be paired with a town incentive program to lower the financial barrier for landlords and multi-tenant buildings. Staff said they will continue working with the Dillon Business Club and building owners and will return with more detailed options for EDAC and council consideration.
