Area Plan Commission recommends approval of three rezones, including conversion of historic synagogue to coffee shop

Z-3030 (EH Millbrook, LLC) requested a rezone of roughly 6.577 acres from R1T and R3 to R1B east of Yeager Road; staff recommended approval because R1B fits the township’s medium-density residential guidance and would be served by water and sewer. Kevin Riley, representing the petitioner, said the intent was a townhome product though there was limited market interest for that product; the Commission voted 13-0 to recommend approval and the case will go before the County Commissioners on June 1.
Z-3031 (Rail and Road, LLC) proposed rezone of a 3.32-acre lot from I3 to I2 to allow a lower-intensity industrial use for a 16,000-square-foot warehouse-style building to support an online, transportation-focused auction operation; Kevin Riley said no live auctions or outdoor storage are planned. Staff recommended approval and APC recommended approval 13-0; the rezone will be heard by the County Commissioners June 1.
Z-3033 (Edwin Bahler) proposed rezoning a property that includes a purpose-built synagogue dating to 1867 from R2 to NBU to allow a low-impact commercial use; Nathan McBurnett noted the site’s historic significance and the Ellsworth Romig Historic Neighborhood Plan’s emphasis on preservation. Mark Molter and Mrs. Bahler, representing the petitioner, said they aim to maintain the building and introduce a coffee shop to provide a viable small-scale commercial use with low impact. APC recommended approval 13-0; Lafayette City Council will consider the rezone on June 1.
