Chris Collins of Base 10 Architecture presented updated plans for 30 Brady Road and said the architecture-review board's comments have been incorporated. The proposal would convert a single-family house in a residential zone into a four-unit multiple residence, which requires a special-use permit.
Collins said the project will appear before the Planning Board in July; trustees noted the code's special-permit standards that must be met, including that a multi-residence should resemble a single-family dwelling and be consistent with lot size and neighborhood character. Board members discussed whether to go through the special-permit conditions before or after the public hearing; several suggested the board hear public comment first before completing the balancing review the code requires.
The board did not make a final decision; rather, it confirmed the plan will proceed to the Planning Board public hearing and that the trustees will review special-permit standards before making a determination. The applicant and attorney have been in contact with the Planning Board attorney, the presenter said.
